Paint My Bathroom

Bathrooms look like the easiest room in the house to paint because they are the smallest. They are not. Small rooms have the highest ratio of edges to open wall, and this one is full of water.

What This Room Actually Takes

Almost no rolling and a great deal of cutting in. Around the mirror, the vanity, the tile, the tub surround, the window, the extractor fan and the towel rails. Expect it to take longer than a bedroom despite being a quarter of the size. That surprises people every time.

How to Do It Yourself

Use a bathroom-specific or mildew-resistant product. Standard wall paint in a room that gets steamed twice a day will not last, and in a poorly ventilated bathroom it will grow things.

Clean the walls before you start. Bathrooms accumulate a film from soap, hairspray and steam that behaves like the grease in a kitchen.

Sheen matters more here than anywhere else. Satin at minimum, semi-gloss if ventilation is poor. Flat paint in a bathroom is a mistake you will notice within a season.

Run the extractor fan during and after painting, and keep the door open. It is the least-ventilated room in the house by design.

Take the mirror down if you can rather than cutting around it. It is faster and the result is better.

Where People Go Wrong

Painting over active mildew rather than treating it first. It comes straight back through. Clean and treat it, fix the ventilation problem, then paint.

Assuming a small room is a small job and giving it two hours on a Sunday.

How We Do It

We treat mildew before painting rather than covering it, and we will tell you if we think the underlying issue is ventilation rather than paint. Painting a bathroom with a failed extractor fan is a temporary fix and we would rather say so.

We use moisture-resistant products as standard in bathrooms, and we cut around tile, mirrors and fixtures by hand. Tape bleeds on tile edges and grout lines.

What It Costs

Bathrooms are priced by complexity rather than size. What moves the number: how much cutting-in there is, whether there is mildew or moisture damage to treat, ceiling height, and whether the ceiling is included, which in a bathroom it usually should be. Get a free estimate.

FAQ

Frequently Asked Questions

What paint holds up in a bathroom?

A bathroom or kitchen-and-bath formulated product in satin or semi-gloss. These are made to resist moisture and to be wiped down. Standard flat wall paint will not last in a room that steams daily.

Do I need mildew-resistant paint?

In most San Antonio bathrooms, yes, especially if ventilation is limited. It is not a substitute for fixing an extractor fan, but it buys you a lot.

How do you cut around a mirror and tile?

By hand, with a good brush. We take mirrors down where practical. On tile and grout lines tape tends to bleed, so a hand-cut edge is cleaner and faster than masking and correcting.

Can you paint over bathroom wallpaper?

Sometimes, but we usually advise against it. Steam gets behind the seams and lifts it, taking the new paint with it. Removing it first is more work up front and far better long term.

How long before I can shower?

Give it 24 hours before steaming the room. The paint may be dry to the touch within hours, but steam before it has cured properly is the fastest way to ruin a fresh bathroom finish.
