Most of the calls we get start the same way. Somebody had three painters out, got one written quote, one text with a number in it, and one guy who never called back. The quote that showed up did not say what was included. Then the crew came a week late, painted over the caulk gaps, and left tape on the windows. That is the experience we built this company to replace.
So here is how we do it, and then I will show you a few jobs so you can see what "easy" actually looks like on a real house.
What painting the Easy Peasy way looks like

We come look at the house. Every estimate is in person, because a stucco two-story in Stone Oak and a 1940s bungalow in Alamo Heights are not the same job, and a number from a photo is a guess.
You get one written price. It lists every surface, the prep we are doing, the paint we are using, and the number of coats. That number does not move unless you change the scope.
You get a text the day before we start and a text when the crew is on the way.
We protect, prep, and paint. Then we walk the whole job with you before we call it done. Touch-ups happen before we leave, not after you chase us.
We check in after. If something bugs you a week later, we come back.
That is the whole process. Five steps, no surprises, and it is the same for a single accent wall or a full exterior.
What we paint
Interior painting
Walls, ceilings, trim, doors, and baseboards. We use Sherwin-Williams, we sand and fill before we paint, and we do not skip the second coat to save an afternoon.
Exterior painting
Stucco, Hardie and wood siding, brick, and trim. San Antonio sun is brutal on south and west faces, so we pressure wash, fix the caulk, prime the bare spots, and use exterior paint rated for our heat. A paint job here is only as good as the prep underneath it.
Cabinet painting
Kitchens and bathrooms. Doors come off, get labeled, and get sprayed in a controlled setup, so you get a factory-smooth finish without replacing a single box.
Drywall repair and texture
Nail pops, water stains, that patch the last guy left flat on an orange-peel wall. We match the texture before we paint, because paint does not hide a bad patch, it highlights it.
HOA repaints
If you live in a neighborhood with an Architectural Review Committee, we know the drill. We help you pick from the approved palette, we fill out the paperwork with you, and we paint to what got approved.
Commercial painting
Offices, retail, and small buildings, scheduled around your business hours so you do not lose a day of sales.

A few San Antonio jobs, so you can picture it
A two-story stucco home off Stone Oak Parkway, about 20 years old, original builder paint. The homeowner called because the west side had gone chalky and there were hairline cracks around the upstairs windows. We pressure washed, cut out and recaulked every window joint, elastomeric-patched the cracks, and put two coats of a lighter greige on the body so the west wall would not bake as hard. Four days start to finish. The part she cared about most... we kept the color inside the HOA palette so she did not have to go back to the committee.
An Alamo Heights bungalow from the 1940s with plaster walls and about six layers of paint on the trim. The owners wanted the living room, dining room and hallway done before family came in for the holidays. Old plaster needs patience, so we skim-coated the bad spots, sanded the trim smooth instead of piling another coat on it, and used a satin on the woodwork so it would wipe clean. Three days, and the house still looked like a 1940s house, just a clean one. That matters in that neighborhood.
A kitchen in Helotes, honey oak cabinets from the late 90s, the homeowner had priced new cabinets and nearly fell over. We took the doors and drawer fronts to the garage, cleaned and scuffed everything, primed with a bonding primer, and sprayed a soft white. Boxes were done in place with plastic up over the whole kitchen. Five days, they cooked at home the whole time except one night, and the kitchen looks new for a fraction of a remodel.
What San Antonio houses actually need
We paint in a city with 100-degree summers, hard water, expansive clay soil that moves foundations, and a lot of stucco and brick. That changes the work.
South and west exteriors fade and chalk first. We use a higher-grade exterior on those faces even if you keep the same color everywhere.
Foundation movement opens stucco cracks and trim joints every year. Caulk and patching are half of an exterior job here, not an afterthought.
Hard water leaves mineral streaks under hose bibs and sprinklers. We treat those before paint or they come right back through.
Older neighborhoods inside 410 have plaster, lead-era layers, and real wood trim. That is careful sanding and the right primer, not a quick roll.
Newer neighborhoods north of 1604 have HOAs with approved color lists. We know most of them and we handle the submittal with you.
What moves the price
I would rather tell you this up front than surprise you on the estimate. Three things drive a painting quote in San Antonio: how much prep the surfaces need, how much cutting-in there is (trim, high ceilings, lots of windows), and the paint grade you pick. Square footage matters less than people think. A clean 2,400 square foot interior with eight-foot ceilings can cost less than a 1,600 square foot house with vaulted ceilings, crown molding, and water-stained drywall. We put every one of those items on the written quote so you can see exactly where the number comes from, and we will happily price it two ways if you want to compare paint grades.
